How do I know investing with Cedar Creek is right for me?

Cedar Creek Capital is a great option for accredited investors who are interested in jumping into the self-storage space, but may not be ready to buy a deal on their own. As an LP with Cedar Creek you truly own your equity in the self-storage facility, without the liability or headache of being the sole owner and operator.

What is the minimum investment in a Cedar Creek Capital deal?

Our minimum investment is typically $50,000. However, this can change from time to time so make sure to stay up to date on our current offerings through our Investor Portal.

What kind of updates will I receive on my investment with Cedar Creek?

We provide all of our LP's an update every single month by the 15th. The months that land following the closing of a quarter, are more in depth. Profit and Loss statements as well as balance sheets are shared with all LPs.  We use a secure, easily accessible Investor Portal

Why invest in self-storage through Cedar Creek Capital? 

Cedar Creek Capital is a trust self-storage investment firm located in Eagle, Idaho. What started as a family business in the early 2000's with a few facilities has now grown to 80+ employees, and 500+ investors. We are full time focused on self-storage and always have been. Unlike other operators who have jumped into the industry in the past few years, we have been focused on self-storage for over 20 years.

What are the tax advantages of investing with Cedar Creek Capital?

While we are not tax professionals and it is important to check in with your personal tax advisors we offer a few things. First, we do a cost segregation study on all facilities year 1, with the depreciation being passed on to the LP's. We also structure our deals in such a way that LP's recieve their initial

Do I need to be an accredited investor? 

Yes. Our deals are classified under Reg D as a 506(c) offering, requiring all investors to be accredited. You can receive a free accreditation letter through our investor portal, or many personal accountants or attorneys can quickly provide LP's with accreditation letters. You can find our investor portal by clicking on "Invest Now" in the top right corner and registering for an account.

Does Cedar Creek Capital accept SDIRA or Solo 401ks or 1031's as an investment vehicle?

Yes. Lp's are able to invest in our deals through their IRA or 401k as long as they are self-directed.
1031 exchanges are also possible but typically require more planning. Please reach out to our team for assistance with either of these options.

Self-Storage is a highly attractive way for many investors to diversify their portfolios. We view self-storage not as a real-estate asset but truly a cash flowing business. Self-Storage has consistently been the top performing asset class.
