OUR CRITERIA
We search high and low for facilities with extreme upside potential, here’s our criteria:
We search for facilities in markets with at least 30,000 people in order to ensure long-term economic growth for our investors.
The facilities we target have no less than 50,000 rentable square feet, leaving plenty of room for new tenants.
We target facilities in strong markets with high visibility, ensuring the future is bright for all of our investors.
72% of self-storage facilities are owned by mom and pop operators which provides enormous acquisition potential and exit opportunities for our investors.
Self-storage utilization among American households exceeded 10% meaning that more than 1 out of every 10 U.S. households are renting a self-storage unit.
We identify and target underperforming facilities in these markets in order to apply the BIRD Method and get maximum cash flow potential for our investors.
INVESTMENT STRATEGY
Cedar Creek’s Investor Success Formula
Targeting 50,000 square feet rentable facilities in growing markets in North America with a minimum population of 30,000.
Upon stabilization of an asset, our team refinances the debt to return principal investments to investors while retaining asset ownership and free cash flow for our investors without needing to pay the taxes usually associated with a sale.
Through improving operations and revenue management based on best practices across our 20+ facility portfolio, our team is able to dramatically increase net operating income which provides financial capacity to improve each asset and drive utilization.
With a long term approach to investing, we hold assets to build equity through loan paydown and appreciation while continuously distributing profits to our investors.
Supported by a strong foundation of stabilized cash flowing assets, our portfolio provides quicker investor distributions on a quarterly basis.
After a 7-10 year period of capitalizing on strong cash flow and asset appreciation, we will refinance or potentially sell if offered a price too good to decline.
